Roof Restoration in Baton Rouge, LA

Big Easy Roofing restores roofs across Baton Rouge and East Baton Rouge Parish. Restoration is a real middle route between fixing one defect and replacing the whole covering, but the word itself is not defined by anybody, so the only useful version of this page is the one that says what is on the list.

Baton Rouge roof restoration at a glance

Restoration sits between repairing single defects and replacing the covering, and it is estimated at 40 to 60 percent of what replacing the same roof would cost. It is worth having when the covering has life left in it, and it is worth refusing when the quote refuses to list what is included.

Estimated cost

40 to 60% of a replacement

A trade rule of thumb rather than a measurement, useful for a first budget and nothing more. A particular roof can land outside it in either direction, which is why we quote the restoration and the replacement side by side for the same roof. Call Big Easy Roofing on (504) 800-8196.

Who permits a reroof

East Baton Rouge Parish

If the restoration includes replacing the covering it is a reroof, which is permitted and inspected by Permits and Inspections, or by St. George, Baker, Zachary or Central if the address sits there.

What decides the permit

The work, not the word

Restoration appears in neither the statute nor the parish notice. Whether a permit is required follows what is actually being done to the covering, which is why the itemised list matters before anything starts.

Possible added service life

5 to 10 years

A possibility on a suitable roof rather than a prediction for yours, and it depends entirely on what was on the list. Replacing failed flashings and underlayment at every penetration buys years. Cleaning and resealing buys considerably less, and neither puts back a covering that has lost its granules.

What it cannot do

Reverse ageing

Restoration renews details and components. It does not renew the covering itself, so a covering already past the point the repairs page describes is a replacement whatever the quote is headed.

Estimated time on site

2 to 4 days

Longer than a repair, shorter than a replacement, and driven by how many penetrations, valleys and flashing details are on the list rather than by the size of the roof. The written scope carries the figure for your own job.

There is no definition of roof restoration. It is not a code term, it does not appear in Louisiana Act 239 of 2025, and it is not in the East Baton Rouge permitting notice. Four quite different jobs get sold under it, ranging from a clean and a reseal to stripping the covering off and putting a new one back. They are not variations on one price, and two of them sit on opposite sides of the permit question. The word tells you nothing at all.

So the only question worth asking a contractor is which line items are included. A restoration that replaces the flashings, the boots, the valley metal and the underlayment at every penetration is a substantial piece of work with years in it. A restoration that means a pressure wash and a tube of sealant is a cleaning bill. Both get quoted with the same word on the top of the page, and only the itemised list separates them.

Four jobs sold as restoration and what each one really is

Every row below has been quoted to somebody as a roof restoration. They are not variations on one job, they are four different jobs at four different prices, and two of them sit on opposite sides of the permit question. Read the scope, not the heading.

Restoration and the 2025 rule which does not use the word

Louisiana changed its roofing permit rules in 2025 and the change is written around reroofs and new construction. Restoration is not named in it, which cuts both ways: it is not exempt, and it is not automatically caught. What is being done to the covering decides.

What the 2025 rule covers

Reroofs and new build

Act 239 of 2025 introduced the requirement, now carried at La. R.S. 37:3737(I), requiring a parish or municipality that issues construction permits to permit and inspect roof construction and reroofing. East Baton Rouge applied it to jobs starting after 1 August 2025, and St. George, Baker, Zachary and Central permit their own.

How the parish verifies one

Sixteen geotagged photographs

A permitted reroof in East Baton Rouge is evidenced by a set of geotagged photographs filed through the parish system. That is a real cost and a real timetable, and it belongs on the quote rather than appearing later.

Where restoration sits

It depends on the list

The word appears in neither the statute nor the parish notice. A restoration that replaces the covering is a reroof by any reading. One that renews flashings and underlayment without replacing the covering is a scope question, so we confirm the position before starting rather than assuming it.

Why this matters to you and not just to us

Unpermitted work follows the house

A reroof done without the permit it needed can raise compliance and disclosure questions later, at a survey or at a sale, and the records sit with the property rather than with the contractor who suggested the friendlier word. That is why our own scope of work states plainly whether your job is a restoration or a reroof before anything starts.

How to read a restoration quote in ninety seconds

Look for four things by name: which flashings are being replaced and which are being resealed, whether the pipe boots are new components or sealant, whether any underlayment is being renewed and where, and whether any decking is included or excluded. A quote that names none of those is a price without a scope.

Then ask one question: is the covering staying on the roof. That single answer decides whether you are buying a restoration or a replacement, and it decides the permit.

What a restoration cannot reach

It cannot reach the deck. If the sheathing has taken water the covering has to come off to get at it, at which point the job is a replacement, and any quote that promises to sort out decking without lifting the covering is describing something that cannot be done.

It also cannot fix ventilation faults or a covering laid to the wrong fastener pattern, because both of those live under the shingles. Those are worth knowing about before you spend forty to sixty percent of a new roof on the roof you already have.

What this climate does to a restored roof

Three things decide whether a restoration in Baton Rouge is worth the money, and none of them is the brand of sealant. Two of them are about what has already happened to the covering, and the third is about what is hiding underneath it.

Granule loss does not come back

Heat and ultraviolet strip the granule layer that protects an asphalt shingle, and once it has gone the shingle is on borrowed time whatever is done to the flashings around it. Restoration renews components. It does not renew the covering.

That is the first thing to look at on a roof somebody has offered to restore. If the granules are in the gutters in quantity, the money is better spent once, which is the same conclusion the repairs page reaches by a different route.

Sealant has a shorter life here than the roof does

A restoration that leans on sealant rather than on replaced components is buying time in a climate that is hard on sealant. Heat cycling and ultraviolet work on it constantly, and it is applied in exactly the places water is trying hardest to get in.

Sealant belongs in a restoration as a finishing detail rather than as the product being sold. Where a flashing has failed, the answer is a new flashing, and a quote that reaches for a tube instead is quoting a different job.

A layered roof hides its own condition

Where a covering has been laid over an older one, nobody can see the deck, the original flashings or what the first covering is doing. A restoration on a layered roof is work done on top of unknowns, and the unknowns are the expensive part.

The repairs page puts a roof that has been layered over on the replace side of the line for that reason. If that is what is up there, the honest quote is a replacement quote and we will say so.

Big Easy Roofing Process

Three steps, and the first one exists to tell you which of the four jobs on this page you are actually looking at before anybody prices anything.

A roofer photographing flashing detail on a residential roof
01

Establish which job this is

The covering assessed for whether it has service life left, the penetrations and flashings checked individually, and the roof checked for layering. That is what separates a restoration from a replacement, and it happens before a figure is written down.

02

Itemise the list, then price it

Every component named: which flashings are replaced, which boots are renewed, where underlayment is being changed, and what is excluded. Decking is excluded rather than allowed for, because it cannot be seen while the covering stays on. If opening the roof finds damaged decking, work stops and you get a separate scope before it goes on.

03

Settle the permit position, then work

If the scope makes it a reroof it is permitted and inspected as one, and if it does not we confirm that with the parish rather than assuming. Call (504) 800-8196 to get the roof looked at.
