Roof Maintenance in Baton Rouge, LA
Big Easy Roofing maintains roofs across Baton Rouge and East Baton Rouge Parish on a recurring visit rather than a call out. It is small corrective work done before it becomes a repair, and it is not worth buying for every roof, which is set out honestly below.
Baton Rouge roof maintenance at a glance
A maintenance visit is estimated at $275 to $475 and is corrective work rather than a report. Two visits a year suits an older roof under trees; a young roof in a quiet year often needs neither, and we will say so rather than sell one.
Estimated per visit
Covers the visit and the small corrective work in it: clearing, re sealing, re fastening and minor detail repairs. Call Big Easy Roofing on (504) 800-8196.
Recommended frequency
Spring and autumn suits an older covering, a roof under heavy tree cover, or one with a lot of penetrations. Plenty of roofs do not need that, and the section below sets out how to tell.
What you are buying
This is not an inspection. An inspection produces a written record of condition; a maintenance visit does small corrective jobs on the day. If what you want is the document, a roof inspection is the right service.
What is not included
A failed valley, structural repair or anything needing materials beyond sealant and fasteners is quoted separately. It is not absorbed into the visit price and it is not started without your agreement.
Contract
No lock in and no minimum term. If a year goes by where the roof plainly does not need anything, we would rather tell you that than take the money.
Photographs
Each visit is photographed so there is a dated record of the roof over time, which is the part that becomes genuinely useful after a few years.
Every figure on this page is an estimate, not a quote, and is subject to Big Easy Roofing sign off. Cost and timescale depend on size, pitch, access, weather, materials and whatever is found once work starts, so call Big Easy Roofing on (504) 800-8196 and we will come out and give you an estimate for your own roof.
Roof maintenance is a small amount of dull work done at the right time. Clearing debris out of valleys and gutters before the wet season, re sealing exposed nail heads and pipe boot collars before they split, re fastening anything the last storm loosened, and correcting small details while they are still small. None of it is dramatic, and all of it is cheaper than what it prevents.
The honest part is that not every roof needs it on a schedule. A ten year old covering with no trees over it and few penetrations, in a year with no severe weather, will not repay two visits. An older roof under mature trees with several penetrations and a shallow rear slope is a completely different proposition. We would rather set the frequency to the roof than sell the same plan to everyone, which is why this page tells you when to say no.
What a visit actually does and what it does not
A maintenance visit is corrective work with a fixed scope. The table sets out what is done each time, what it prevents, and where the line is drawn between a maintenance job and something that has to be quoted on its own.
| Task | What we do | What it prevents | Inside the visit |
|---|---|---|---|
| Debris clearance | Clear valleys, behind chimneys and the gutter line | Standing water and the wear that follows it | Yes |
| Sealant renewal | Re seal exposed fasteners, boot collars and small details | A frequent source of small leaks, caught before it starts | Yes |
| Fastener check | Re fasten lifted or backed out nails in reachable areas | A lifted course letting water under it in the next storm | Yes |
| Flashing check | Inspect and re seal wall, chimney and skylight details | Detail failures, which is where most leaks begin | Yes |
| Minor shingle repair | Replace a handful of damaged or missing shingles | A small area of damage spreading | Yes, within reason |
| Valley rebuild, decking, structure | Assessed and quoted separately | n/a, this is beyond the scope of a visit | No, quoted on its own |
Estimated visit price covers the tasks marked as inside the visit. Anything beyond them is photographed, quoted and agreed before it is started. Call (504) 800-8196 to talk about whether your roof needs this at all.
When a maintenance plan is not worth buying
Every roofing company sells maintenance to every customer, and that is not honest. Some roofs genuinely repay two visits a year and some do not, and the difference is easy enough to describe that you can work out which you have before calling anyone.
Worth it on a roof like this
A covering past about twelve years, mature trees dropping debris into valleys and gutters, several penetrations, a shallow rear slope that drains slowly, or a history of small leaks. That roof rewards regular small work.
Probably not worth it on this one
A covering under about eight years old, nothing overhanging it, a simple shape with few penetrations, and no severe weather since it went on. Two visits a year on that roof is mostly buying reassurance.
No permit involved either way
Maintenance is not construction or re roofing, so it sits outside the 2025 permitting rule entirely. If a visit finds work that crosses into a re roof, that is a different job with a different permit position and we would say so.
What makes it worth more over time
The value people underestimate is the photographic history. After three or four years there is a dated series showing how the roof has actually changed, which is a far better basis for deciding about replacement than one opinion on one day.
The two jobs worth doing even without a plan
If you take nothing else from this page: keep the valleys and gutters clear before the wet season, and get pipe boot collars looked at once a covering is past about ten years. Those two account for a large share of the small leaks that turn into ceiling repairs.
Neither needs a contract. If you would rather have someone do them once and go away, that is a single visit and we will price it as one rather than steering you toward a plan you do not need.
What maintenance cannot do
It cannot add years to a covering that is at the end of its life, and anyone implying otherwise is selling. What it does is stop small, cheap, preventable failures from becoming leaks, and keep the roof reaching whatever life it was always going to have.
So on a roof already near replacement the honest advice is usually to stop paying for maintenance and put the money toward the replacement instead. We will tell you when we think you have reached that point.
What the maintenance year looks like in this climate
Two visits a year works here because the roof faces two different problems at two different times. Getting the timing right matters more than the number of visits, and it is the part people most often get backwards by booking after the weather instead of before it.
Before the wet season, clear everything
The visit that matters most is the one that happens before sustained heavy rain, not after. Valleys, gutters, downspout outlets and the area behind chimneys all need to be clear before they are asked to move a lot of water quickly.
A blocked valley in a dry month is nothing. The same blockage in a downpour puts water sideways under the covering, which is how a maintenance job becomes a repair.
After the storm season, check what moved
The second visit is about what the weather loosened rather than what it removed. Backed out fasteners, lifted courses that resealed themselves, flashing that shifted slightly, sealant that cracked in the heat.
These are the things that cost almost nothing to correct while they are still small and that quietly become the reason a roof leaks two winters later.
And penetrations at any age of roof
Pipe boots, vents and skylights are the parts with the shortest life on any roof, regardless of how old the covering is. A five year old roof can have a split boot collar and a ten year old one may not.
They get checked every visit for that reason, and re sealing one is a few minutes of work against a ceiling repair if it is missed.
Big Easy Roofing Process
Three steps, and the first one is a conversation about whether you need this at all, which is not a step most maintenance pages include.
Work out whether it suits your roof
Age of the covering, tree cover, number of penetrations, shape and drainage. If the answer is that your roof does not need a plan, we will say so and you can call us when something changes.
Scheduled visits, corrective work on the day
Clearing, re sealing, re fastening and small repairs carried out during the visit rather than written up for later, with anything beyond that scope photographed and quoted separately.
Photographs and a short note each time
A dated photographic record each visit, and a plain note of what was done and anything worth watching. Over a few years that record is the most useful thing you own about your roof. Call (504) 800-8196 to talk it through.
