Roof Flashing Repair in LaPlace, LA

Big Easy Roofing repairs flashing across LaPlace and the east bank of St. John the Baptist Parish. Flashing is where the roof meets something that is not the roof, which makes it the most common place water gets in, and the easiest place for a cheap repair to look finished while solving nothing.

LaPlace flashing repair at a glance

Flashing is the metal that carries water across the joint where the roof meets a wall, a chimney, a valley or a pipe. It is a small job with a real paperwork question, because the parish application lists Re-Roof and Renovation as separate boxes and does not say which one a flashing repair belongs in.

It is a joint, not a product

Where two trades meet

Flashing sits between roofing and whatever it abuts, so it gets blamed on the wall, the chimney or the cladding as often as on the roof. That ambiguity is why it goes unrepaired longer than anything else up there.

Driven by the length of the run, access, and whether the covering has to be lifted to get new metal properly underneath it. Every figure here is an estimate, not a quote.

Two boxes on the parish form

Re-Roof, and Renovation

The St. John the Baptist Parish residential permit application asks the applicant to check all that apply, and lists Re-Roof and Renovation separately. Which one a flashing repair fits, if either, is for the Permit Division.

The form asks for detail and a value

Describe it, then price it

The same application asks for the project to be described in detail and for the contract value. Both come from a written scope, which is a reason to have one before anything is opened up.

Sealant alone is a repeat visit

Months, not years

A bead of sealant over a flashing that has lifted, shortened or corroded hides the symptom for a season. In this heat it then moves, cracks and lets water back into the same joint. The detail has to shed water without it.

Sometimes it is not the roof

And we will say so

Where water is getting in through failed masonry, a cracked chimney crown or the cladding above a flashing, new metal will not stop it. That is a different trade and we will tell you rather than sell you roofing for it.

Five small roof jobs, and what each one really involves

Flashing is not one thing. Five details do five different jobs, they fail in different ways, and the correct repair for one is the wrong repair for another. The last column is the part people are rarely told, which is what actually moves the price.

The jobWhat actually gets replacedHow it fails hereWhat moves the value
Pipe boot or collarThe rubber collar, and often the whole boot with itThe collar perishes under sustained sun, sometimes well inside ten yearsThe smallest of these, and still written down before anyone starts
Step flashing along a wallIndividual pieces, woven back into the coveringLifts, or was set too short in the first place, so water gets behind itThe length of the run, more than anything else
Counter flashing into masonryMetal re-let into the mortar joint, not sealed over itWorks its way out of the joint as the building moves through the seasonsWhether masonry work sits beside it, which is a separate trade and a separate quote
Valley metalThe metal along the run, rather than a patch over itWears through where the most water on the roof concentrates, or opens at the seamThe longest runs of the five, so the value climbs fastest
Chimney pan and cricketThe back pan, and the cricket where there is oneWater collects behind the chimney, so the back goes before the sidesWhere a small job most often turns out not to be a small job

Every figure on this page is an estimate rather than a quote. The common thread is that four of these five are repaired by replacing metal, not by adding sealant to metal that has already failed.

Which box a small job goes in on the parish form

The St. John the Baptist Parish residential permit application asks for the project to be described in detail, for the contract value, and for every box that applies, with Re-Roof and Renovation listed separately. Nothing the parish publishes says which box a flashing repair belongs in, so that is a question for the Permit Division.

What the parish form asks

Describe it, value it, tick the boxes

The parish residential permit application asks the applicant to describe the project in detail, to state the contract value, and to check all that apply from a list that includes Renovation and Re-Roof as separate items.

The state rule is written about reroofing

R.S. 37:3737(I)

Louisiana requires any municipality or parish that issues construction permits to permit and inspect roof construction and reroofing. A flashing repair is not obviously a reroof and not obviously outside it, which is exactly why the Permit Division gets asked on (985) 651-5565.

The fee sheet treats the two differently

Re-Roof is its own line

The parish fee sheet lists Re-Roof as its own permit type and prices renovation work in bands by value. That is one more reason the box matters, and one more reason the value belongs in writing before anyone files. The roof repairs page covers the state licence threshold that the same value turns on.

The parish checks the form is complete

Reviewed for completeness

The parish Building Permits page says an application is reviewed for completeness once it is submitted, and that a staff member will be in touch if more documentation is needed. A vague description is the easiest way to start that conversation.

Why we ask instead of assuming

The cheapest wrong answer in this trade is a roofer deciding on your doorstep that a job is too small to need paperwork. The parish publishes nothing that settles where a flashing repair goes, so nobody can read the answer off the website, including us.

What we do instead is put the scope and the value in writing and take the question to the Permit Division, which is a phone call. The answer then belongs to the parish rather than to whoever wanted the job to be simple.

If you do not know it is the flashing yet

Water shows up a long way from where it gets in, so the joint you can see is not necessarily the one that failed. Leak detection traces it back before anybody prices a repair, and on a LaPlace house it also rules out the sources that are not roofing at all.

Where the flashings are sound but ageing, catching them on a schedule costs considerably less than catching them afterwards. That is what maintenance is for, and a roof inspection puts the whole roof on record if more than one detail is failing.

What this climate does to a flashing joint

LaPlace sits on the east bank of the Mississippi in St. John the Baptist Parish and is hot and humid for most of the year. A flashing joint is two materials that expand and contract at different rates, working against each other every day the sun is out.

Daily movement is the whole mechanism

Metal against masonry, or metal against a covering, heats and cools at different rates. The joint between them moves a fraction every day, and that movement is what works counter flashing out of a mortar joint and works sealant loose from both faces.

It is also why a repair that depends on adhesion is fighting the building, and a repair that depends on overlap is not.

Sunlight finishes what heat starts

Sealants and boot collars degrade under sustained sun faster than manufacturer test conditions suggest. Pipe boot collars in particular are often the first thing to fail on an otherwise healthy roof here.

That is not a defect in the roof. It is a consumable reaching the end of its life, and treating it as scheduled replacement rather than as a fault is the cheaper way to handle it.

Wind driven rain attacks joints specifically

Rain arriving sideways gets behind details that shed vertical rain perfectly well. That is why a flashing can be watertight for years and then leak in one particular storm.

If your leak only appears in certain weather, say so when you call. It narrows the search considerably and it is the detail people most often leave out.

Big Easy Roofing Process

Four steps. The first decides whether this is a roofing job at all, which is a question worth settling before anybody buys metal.

Step flashing at a roof to wall junction being checked before repair
01

01 Establish that the flashing is the failure

Rather than the masonry, the chimney crown or the cladding above it. New metal under a failed crown does not stop water.

02

02 Identify which detail failed and how

Boot, step, counter, valley or chimney pan. Each fails differently and each has its own correct repair.

03

03 Write the detailed scope and the contract value

What metal is being replaced and over what length, with the value the parish form asks for, then ask the Permit Division which box the job goes in and whether it needs a permit.

04

04 Rebuild the detail so it sheds water by shape

Metal lapped in the direction water travels, with sealant as a secondary defence rather than as the thing holding the repair together.
