Roof Flashing Repair in Hammond, LA

Big Easy Roofing repairs and replaces roof flashings across Hammond and Tangipahoa Parish. Flashing is the metal that manages water everywhere the covering stops, at a wall, a chimney, a valley or an edge, and it is where a sound roof leaks. A roof does not usually fail in the middle of a slope.

Hammond roof flashing repair at a glance

A single flashing detail is estimated at $350 to $700 and a valley or a whole run at $700 to $1,500, both taken from our Hammond roof repairs page rather than a second set of figures. What decides which band applies is whether the metal can be relapped or has to come out.

Estimated single detail

$350 to $700

One failed flashing at a wall, a chimney or a pipe, which is the same band our Hammond repairs page puts on a single leak at a flashing or a boot. Call Big Easy Roofing on (504) 800-8196 and we will look before quoting.

Who permits a reroof

City or parish, by boundary

A flashing repair is a repair and is not the reroofing the 2025 rule names. A full reroof is permitted and inspected through the City of Hammond Building Department at 219 E Robert Street inside the city limits, or through Tangipahoa Parish outside them. A Hammond postal address does not tell you which.

Where flashing sits in the code

IRC Chapter 9

Act 239 of 2025 sends a one or two family dwelling to International Residential Code Chapters 8 and 9. Chapter 9 is the roof assemblies chapter, which is where flashing requirements live, so on a permitted reroof the flashing is inside the scope of the code the work is judged against.

The rule that matters

Metal laps, sealant does not

Flashing works by overlapping pieces of metal so water is always directed onto the next surface down. Sealant is what finishes a correct detail, not what makes one. A bead of mastic over a gap is a repair with a service life measured in seasons.

The detail most often missing

A kick out

Where a roof edge runs into a wall that carries on past it, a kick out diverter throws the water into the gutter. Without one it runs down inside the wall, invisibly, for as long as it takes to do real damage.

Warranty

Workmanship on the detail

Our workmanship warranty on the flashing we form and fit and on the courses we lift and relay around it.

Every figure on this page is an estimate, not a quote, and is subject to Big Easy Roofing sign off. Cost and timescale depend on size, pitch, access, weather, materials and whatever is found once work starts, so call Big Easy Roofing on (504) 800-8196 and we will come out and give you an estimate for your own roof.

Flashing is the least glamorous part of a roof and the part that decides whether the rest of it works. A field of shingles is simply a sloped surface shedding water downhill, which is a problem already solved. Every difficulty a roof has is at the places where that surface is interrupted: a chimney coming through it, a wall running into it, two slopes meeting, a pipe, a skylight, an edge. Flashing is the metal that manages water at each of those, and a leak on an otherwise sound roof is nearly always at one of them.

The principle behind every type is the same and it is worth understanding, because it is how you tell a real repair from a cosmetic one. Pieces of metal are overlapped so that water running down always lands on top of the next piece rather than behind it, in the same way roof tiles or shingles work. Nothing in a correct flashing detail depends on a sealant staying stuck. Sealant has a place, at a termination or a fastener head, but where it is doing the actual work of keeping water out, the detail underneath it is wrong and the clock is running.

The flashings on a house and what each one is holding back

Six details cover the flashing on a typical pitched roof. The table sets out where each one lives, what it is protecting and what going wrong looks like, so a quote naming flashing work can be read for what it actually includes rather than taken on trust.

FlashingWhere it isEstimated repairWhat failure looks like
Step flashingWhere a slope runs up alongside a wall$350 to $700 per detailIndividual pieces laced into each course. A continuous strip instead is the classic error
Counter flashingLet into a chimney or masonry above the step flashing$350 to $700 per detailPulling away from the mortar joint, or sealed on rather than let in
Apron flashingWhere a slope stops dead against a wall$350 to $700 per detailToo short an upstand, or the cladding sitting tight on it with nowhere for water to go
Valley flashingWhere two slopes meet and drain into one line$700 to $1,500Worn through, or debris held in the valley keeping it wet permanently
Kick out diverterThe bottom of a roof to wall junction, at the gutter$350 to $700 per detailUsually absent altogether. Damage shows in the wall rather than the ceiling
Drip edgeAlong eaves and rakes$700 to $1,500 per runMissing, or fitted the wrong side of the underlayment so it directs water inward

There are only two bands on this page and neither of them is new. Our Hammond roof repairs page prices a single leak at a flashing or a boot at $350 to $700, and a valley or a run of flashing at $700 to $1,500, so every row above sits in one of those rather than in a second set of figures. They are estimates rather than quotes and they assume the surrounding covering is sound enough to lift and relay. Where several details have failed on the same roof, that is usually telling you about the age of the covering rather than about the metal. Call (504) 800-8196 and we will put the finding and the price in writing.

One question to ask about flashing before you buy a new roof

Flashing outlives a roof covering, which is exactly why it gets left in place when the covering above it is replaced, and why a new roof can leak in its first year at a detail nobody touched. One question at quote stage settles it, and it costs nothing to ask.

Ask whether the flashings are new or reused

And get it in writing

A reroof quote that does not say is hiding the largest quality variable in the job. New step flashing laced into new courses costs more than lifting the covering around metal that is already there, and the difference does not show on the finished roof.

It is inside the code the work is inspected against

IRC Chapter 9

Act 239 of 2025 requires a permitted, inspected reroof on a one or two family dwelling against IRC Chapters 8 and 9. Chapter 9 is roof assemblies, which carries flashing. That is a statement about the scope of the code, not a prediction about any individual inspection.

Where an address sits inside a City overlay

Confirm before assuming

The City of Hammond permit application names five overlays including a Historic District and a Downtown Development District. Written that broadly, it is not safe to assume visible metal work on a street elevation at an overlay address is exempt from any review, so we confirm the position with the City Building Department on (985) 277-5655 first rather than reading a rule into the form.

Reused flashing is not automatically wrong

It is a decision, not a default

Sound counter flashing let properly into masonry can reasonably stay. What should not happen is that nobody decides, and it stays because lifting it is work. Ask which pieces are being replaced and why, and the answer tells you a lot about the contractor.

Why sealant keeps being used where flashing is needed

Because it works, briefly, and it is quick. A bead of mastic over a failed junction will stop a leak, and it will stop it for long enough that the person who applied it is not there when it comes back. It also hides the detail underneath, so the next person to look has to remove it before they can see anything.

The tell on an inspection is a flashing that has been sealed more than once, in layers. That is not a maintained roof, it is a detail that has been failing for years, and it usually means the metal underneath needs to come out rather than be sealed again.

Chimneys are where two trades meet and neither owns it

A chimney junction needs step flashing laced into the roof covering and counter flashing let into a mortar joint above it, so that water coming down the masonry is thrown out over the step flashing rather than behind it. That is a roofing detail and a masonry detail in the same six inches.

When counter flashing is surface sealed to the brick instead of being cut in, it holds for a while and then lets go, and the leak turns up beside the chimney rather than at it. Repointing that is failing at the same time is worth dealing with in the same visit.

The kick out flashing and the wall nobody looks at

If there is one detail worth walking outside and checking on your own house, it is this one. It is small, it is cheap, it is frequently absent altogether, and when it is absent the damage does not appear on the roof or the ceiling but inside the wall.

What it is and where to look

Where a roof slope ends at a wall that keeps going, usually where a garage or an addition meets the main house, the last piece of step flashing at the bottom should be bent outward to throw water clear of the wall and into the gutter. That bent piece is the kick out, and you can see it from the ground at the point where the roof edge meets the wall above the gutter.

If the step flashing simply stops at the gutter with nothing turning the water out, every bit of water running down that junction is being delivered to the top of the wall cladding instead of to the gutter.

Why it does so much damage so quietly

Water behind cladding has no route back out and nothing to evaporate it. It sits against sheathing and framing, and in a humid inland climate like this it stays wet rather than drying out between rains. Nothing drips inside because the water never reaches a ceiling.

By the time it shows, as paint failing, a soft patch of siding, or a stain appearing well below the roof line, it has been going on for a long time. That is why a missing kick out gets blamed on the siding, the windows or the paint rather than on the roof.

It sits in the lowest band on this page

Fitting one is a small piece of formed metal and lifting a few courses of covering, so it sits in the same $350 to $700 band as any other single detail rather than needing a figure of its own. There is little that waiting improves, and related damage tends to spread rather than stop.

Where a roof is being replaced anyway, it should simply be part of the work, and it is worth naming it on the quote so that it is. It is exactly the kind of detail that is omitted without anybody deciding to omit it.

Big Easy Roofing Process

Three steps, and the first thing established is whether this is a flashing problem or a covering problem, because the answer changes the whole conversation.

A roofer inspecting step and counter flashing where a roof slope meets a chimney
01

Inspect the junction, not just the leak

Every roof to wall junction, chimney, valley, pipe and edge looked at, the kick outs checked, and layered sealant recorded where it is doing work the metal should be doing. Photographed as we go.

02

Say whether it is a repair or a symptom

One failed detail on a sound roof is a repair. Several failing at once is usually telling you about the age of the covering, and we will say so rather than sell the same repair three times.

03

Form, lap and relay, in metal

New flashing formed and lapped so each piece sheds onto the next, counter flashing cut into the mortar joint rather than sealed onto the face, and the covering relaid over it. Call (504) 800-8196 to book the inspection.
