Roof Coating in Covington, LA

Big Easy Roofing applies roof coatings across Covington and St. Tammany Parish. A coating extends a sound roof and reflects a serious amount of Gulf heat, but it cannot rescue a failed one, so the honest half of this page is the part about when not to use it.

Covington roof coating at a glance

A coating is estimated at $2 to $6 a square foot applied, with a typical service life of ten to fifteen years depending on the product and the substrate. It suits sound low slope and metal roofs and does not suit a covering that has already failed.

Estimated applied cost

$2 to $6 /sq ft

Acrylic at the lower end, silicone and polyurethane above it, and the substrate preparation often decides where in the band a job lands. Call Big Easy Roofing on (504) 800-8196.

Which office covers you

City or parish, by boundary

A coating applied to a sound existing roof is maintenance rather than the re roofing the 2025 rule covers, so no permit is pulled for a coating on its own. Where a job turns into a re covering we confirm the position with the City of Covington inside the limits or St. Tammany Parish outside them first.

Typical service life

10 to 15 years

Depends on the product, the substrate underneath and how well the surface was prepared. A coating over a poorly prepared roof fails at the bond rather than in the film.

What decides suitability

The substrate

A coating is a membrane on top of what is already there, so what is already there decides whether it will work. The section below sets out which substrates suit it and which do not.

Heat

Reflective

A reflective coating cuts the heat load reaching the roof surface, which matters on a low slope roof over occupied space in this climate and is a genuine reason to consider one beyond waterproofing.

Typical application

1 to 3 days

Cleaning and preparation usually take longer than the coating itself, and the roof has to be dry and stay dry through cure, which is the main scheduling constraint here.

Every figure on this page is an estimate, not a quote, and is subject to Big Easy Roofing sign off. Cost and timescale depend on size, pitch, access, weather, materials and whatever is found once work starts, so call Big Easy Roofing on (504) 800-8196 and we will come out and give you an estimate for your own roof.

A roof coating is a liquid applied membrane that goes over an existing roof, seals it, and reflects heat off it. On the right roof it is genuinely good value: it extends a sound covering, it has no tear off and no landfill, it can usually be done without disrupting whatever is underneath, and on a low slope roof over occupied space the reflectivity is worth having in its own right.

It is also the most oversold product in roofing. A coating is a membrane, not a structure, and it inherits whatever it is applied to. Over saturated insulation, a covering at the end of its life, or a roof with unresolved ponding, it can fail at the bond and take the money with it. That is why the substrate assessment comes first here, and why this page spends as much space on when not to coat as on when to.

The coating types and what each one suits

Coatings are not interchangeable, and choosing one on price alone is how a coating job fails early. Each chemistry behaves differently against standing water, ultraviolet and foot traffic, so the right choice follows the substrate and the drainage rather than the cost per square foot.

CoatingBest onEstimated costHow it behaves
SiliconeLow slope roofs that hold water$3.50 to $6 /sq ftThe most tolerant of ponding, holds up well to ultraviolet
AcrylicSloped and metal roofs that drain well$2 to $4 /sq ftGood reflectivity and value, less tolerant of standing water
PolyurethaneRoofs with foot traffic or plant$3 to $5.50 /sq ftThe toughest underfoot, useful around rooftop equipment
Elastomeric over metalAged metal roofs with sound fixings$2.50 to $4.50 /sq ftSeals fastener heads and seams, needs rust treated first
Any coating over saturated insulationNothingNot offeredSeals the water in. A frequent way coating money is wasted

Estimated ranges, not quotes, and all assume a substrate sound enough to bond to. Surface preparation is the variable that most often moves a job within the band. Call (504) 800-8196 and we will assess the substrate before quoting anything.

When a coating is the wrong answer and what to do instead

Coating gets sold as a cheap alternative to replacement, and on a roof that is genuinely past it that is not a saving, it is a delay with a bill attached. Four situations where the honest answer is not to coat.

Wet insulation under the membrane

Coating seals it in

If the insulation below has taken water, a coating traps it. The roof continues to deteriorate underneath a surface that now looks new, and the deck goes on getting worse where nobody can see it. That roof needs the wet section removed, not covering.

A covering at the end of its life

Coating does not add structure

A coating bonds to what is there. On a covering that is brittle, delaminating or losing its grip on the deck there is nothing sound to bond to, and the film fails at the interface rather than in itself. The money is better put toward replacement.

Unresolved ponding

Fix the fall first

Silicone tolerates standing water better than anything else, but no coating fixes a drainage fault. Water that sits will find the weakest point in any film eventually, so the fall or the outlet gets corrected first and the coating goes on afterwards.

And a note on permits

Coating is not re roofing

A coating over a sound existing roof is maintenance rather than roof construction or re roofing, so it sits outside the 2025 permitting rule whether the address falls inside the Covington city limits or in the unincorporated parish. Where a job turns out to need a re covering instead, that is different work and we confirm the position first.

When a coating is genuinely the right call

A structurally sound low slope or metal roof, with dry insulation, drainage that works, and a covering with life left in it that you would like more of. On that roof a coating is excellent value: no tear off, no disruption underneath, and a meaningful cut in the heat load reaching the surface.

It is also the right answer where replacing the roof is impossible to schedule around what the building is doing. A coating can usually be applied over a working week without the building being emptied, which a tear off cannot.

How to tell whether you are being sold one you do not need

Ask whether the insulation below has been checked for moisture and how. Ask what happens to the ponding. Ask what surface preparation is included and what the coating is being bonded to. A quote that answers none of those is a quote for a paint job.

Ask, too, for the manufacturer specification the work is being done to, because coating warranties depend heavily on film thickness and preparation, and a thin coat applied over a dirty roof is likely to fail early whatever the product was rated for.

What a coating is up against in this climate

Three local conditions decide how long a coating actually lasts here, and all three are about what happens after the crew leaves rather than about which product went on. They are also the three most often left out of a quote.

Heat and ultraviolet, constantly

A dark low slope roof in a Northshore summer reaches temperatures that age any organic material quickly, and ultraviolet exposure is relentless. A reflective coating cuts the surface temperature substantially, which is the main reason it is worth having beyond sealing the roof.

It also means the coating itself is under constant attack, so film thickness and product choice matter more here than in a temperate climate. A thin coat is not a cheaper version of a thick one, it is a shorter one.

Rain arriving faster than a low slope roof can shed it

Coatings go on the roofs least able to move water quickly, and this climate delivers rain in short heavy bursts. Any low point that holds water after a storm will hold it under the coating too, and that is where a film eventually gives up.

Correcting the fall or adding an outlet before coating costs more up front and is the difference between a coating that reaches its service life and one that does not.

Humidity during cure, which decides the bond

Most coatings need the substrate dry and need to stay dry while they cure, and both are harder to guarantee here than almost anywhere. A coating applied to a roof that was not properly dry bonds poorly and can peel in sheets later.

That is a scheduling problem rather than a product problem, and it is the reason we would rather move a coating job than start one in the wrong week.

Big Easy Roofing Process

Three steps, and the first can end with us telling you not to buy a coating, which is the step most coating quotes skip.

A roofer inspecting the surface of a low slope roof before coating
01

Assess the substrate and the drainage

The covering checked for whether there is anything sound to bond to, the insulation below checked for moisture, and the falls walked to find where water stands. If the roof is past coating we say so and price the alternative instead.

02

Prepare, and price the preparation honestly

Cleaning, rust treatment on metal, seam and fastener detailing, and any drainage correction priced as its own line. Preparation is where a coating job is won or lost and it belongs visible on the quote.

03

Apply to specification and cure

Applied to the manufacturer film thickness rather than to whatever covers the area, in weather that lets it cure properly, and the finished surface photographed. Call (504) 800-8196 to book the substrate assessment.
