How to Prepare Your New Orleans Home for a Roof Replacement

Replacing a roof in New Orleans isn’t quite the same as in other cities. Beyond the standard prep — clearing the yard, protecting your belongings inside — you’re dealing with permit requirements, possible historic district rules, and a climate that dictates when the work should happen. Getting all of this sorted before your crew shows up makes the whole project go smoother. Here’s how to prepare your New Orleans home for a roof replacement from start to finish.

Handle Permits and Historic District Requirements

This is the step that catches a lot of homeowners off guard. As of August 2025, Louisiana law — Act 239 — requires permits for all residential reroofing across the state. New Orleans has its own layer on top: the city requires a permit when 50% or more of the roof is being replaced. Your roofing contractor should pull the permit, but you need to verify that it’s been done before work starts.

If your home is in the French Quarter, Garden District, Marigny, Bywater, or any other historic district, you’ll also need a Certificate of Appropriateness from the Historic District Landmarks Commission (HDLC). This can add time to your project, so apply early. The HDLC reviews materials and appearance to make sure the new roof fits the character of the neighborhood. Starting in January 2026, contractors also need a residential roofing license for any job over $7,500. Make sure whoever you hire has the proper licensing — it protects you if something goes wrong.

Pick the Right Time of Year

Timing matters more in New Orleans than most places. Hurricane season runs June 1 through November 30, and you don’t want your roof half-torn-off when a tropical system rolls through the Gulf. Summer heat is the other factor — attic temperatures can top 150 degrees, and crews working in 95-degree heat with 90% humidity move slower and face safety risks.

The best window for roof replacement in the New Orleans area is late fall through early spring — roughly November through March. Contractors are less booked during this stretch, weather is more predictable, and you avoid the worst heat. If you’re planning a spring replacement, get on your roofer’s schedule by January or February. Once storm season approaches, demand spikes.

Get a Pre-Replacement Inspection

Before any work starts, you want a detailed inspection of your current roof. This tells you and your contractor exactly what’s going on under the shingles — whether the decking is solid, if there’s rot or water damage, and how much work the job actually involves. It’s also the best time to check for mold, which can start growing 24 to 48 hours after water intrusion in our humidity.

A thorough inspection helps avoid surprise costs on tear-off day. If your contractor finds damaged decking, they can price that into the estimate upfront instead of hitting you with a change order mid-project. Protect the Inside of Your Home

Roof replacement creates a lot of vibration. Nailing, tearing off old materials, and dropping shingle bundles all send shockwaves through the structure. Inside your home, that means things can fall off walls and shelves.

Before the crew arrives, take down anything fragile from walls — especially on the top floor. Cover furniture in the attic or rooms directly below the roofline with drop cloths. Dust and small debris can work through light fixtures and attic hatches during tear-off, so cover those openings if possible. If you have items stored in the attic, move them to a lower floor or the garage for the duration of the project.

Clear the Yard and Driveway

Your roofing crew needs space to work. They’ll have a dumpster (or dump trailer) for old materials, plus stacks of new shingles, rolls of underlayment, and other supplies. All of that needs to go somewhere accessible.

Move vehicles out of the driveway and away from the house. If you have patio furniture, grills, potted plants, or yard decorations near the foundation, pull them at least 15 feet back. In the narrow lots common in Uptown, the Irish Channel, and Treme, space is tight — talk to your contractor about staging areas ahead of time. Cover any landscaping close to the house with tarps. Nails, shingle pieces, and debris will come down, and it’s easier to prevent damage than fix it.

Talk to Your Neighbors

This is a courtesy that goes a long way, especially in New Orleans where houses are close together. A roof replacement is loud — tear-off starts early in the morning, and the noise carries. Let your immediate neighbors know the dates so they can plan around it.

In shotgun doubles and side-by-side homes, the shared wall (or lack of gap between structures) means your neighbor’s home can feel the vibration too. Give them a heads-up so they can protect their own wall hangings and fragile items. If you share a driveway or parking area, coordinate on vehicle access for the duration.

Make Plans for Kids and Pets

Tear-off day is the loudest part of the process. Crews typically start between 7 and 8 a.m., and the hammering and scraping can go for hours. Dogs tend to panic from the noise and vibration. Cats hide. Kids get curious about the ladders and debris.

If you can, plan for your family and pets to spend tear-off day (and possibly day two) somewhere else. If staying home is the only option, keep pets in an interior room away from the work area, and keep kids inside and away from the perimeter of the house. The yard will have nails in it until the magnetic sweep at the end of the job.

Verify Your Contractor’s Credentials

Louisiana has tightened roofing contractor regulations over the past two years. Starting January 2026, any contractor doing residential roofing work over $7,500 needs a state residential roofing license. Before that threshold, they still need a home improvement registration. Either way, ask for proof.

Beyond licensing, verify insurance — both general liability and workers’ compensation. If an uninsured worker gets hurt on your property, you could be liable. Ask for certificates directly from the insurance company, not just a copy from the contractor. And check references from other New Orleans homeowners, not just online reviews.
